We were appointed to lead the delivery of the 100 hectare development, from initial conception through to delivery, over a period in excess of 10 years.

The project consisted of 1,300 new homes, a primary school, commercial units, community facilities and new highways junctions.

Key to our client was the ability to facilitate access to their housebuilding partners at agreed points during the programme, ensuring their contract obligations were met.

Alongside this, the requirements of the Section 106 Agreement had to be managed to ensure their obligations were delivered at certain occupation milestones; for example delivery of the Primary School.

We developed an efficient phasing strategy to ensure key client objectives were met, whilst maintaining optimal cash flow expenditure.

The project was separated into eight distinct infrastructure phases, also helping to aide the adoption process and reduce client bond liabilities.

The phasing strategy allowed all key project milestones to be met, whilst ensuring appropriate inflation adjusted budgets were achieved. Out-turn costs achieved were within +/- 2% of the budgets set.

The £33M redevelopment of Fleming Way, Swindon commenced in March 2022 to create a new bus interchange to improve connectivity for residents, workers and visitors.
